Selling your home for the first (or second or third) time can yield unique results for each person, but regardless of the situation, there are a set of go-to rules that you can follow to ensure you yield the best results at the time of closing.
Here are what we at The Burks Team present in our listing presentation. We call it “7 ‘Cs’ to More Cash in Your Pocket”
Curb Appeal – When a buyer arrives at your home you have 90 seconds to either impress them or depress them
Cleanliness – A clean house is appealing and gives the impression that the home is well maintained.
Clutter – Look at each room through a camera’s eye. 92% of people will view your home online before they walk through the door. Remove it if it doesn’t need to be there.
Countertops – Countertops in kitchen and baths should be free of everything except decorative items.
Closets – Closets should be clean and organized. Pack up seasonal clothing that you are not wearing right now. Less in closets gives the impression of more closet space.
Color – Beware of bold colors. If you have very strong color choices it’s probably best to neutralize.
Critters – Pets in the property can cause the buyer to veto your property. Make sure the home is free of pet odors and all signs should be removed of any pet living inside the home.
Doing all these things will not only maximize the return on your real estate investment but also put more cash in your pocket at closing!
